Your Guide to Buying a Home in Orlando & Central Florida

Buying a home is one of the biggest financial decisions you’ll make, and you deserve a dedicated advocate in your corner from the first consultation to the moment you receive your keys. Here is how the home-buying process works in Central Florida, step by step. Hablamos español.

1. Start with a Strategy Conversation

We’ll map out your goals: preferred neighborhoods, commute times, top-rated schools, budget, and timeline. No pressure—just a tailored game plan centered on your priorities.

2. Get Pre-Approved & Partner Up

A strong pre-approval confirms your buying power and proves to sellers that you’re a qualified buyer. Before touring, we’ll establish our buyer representation agreement so you have complete transparency on how I protect your interests. I can also introduce you to trusted local mortgage lenders specializing in competitive Central Florida loan solutions.

3. Explore Down Payment & Closing Cost Assistance

Many Central Florida buyers qualify for state, county, or municipal programs that assist with down payment and closing costs—especially first-time buyers. Working alongside your lender, we’ll identify qualifying programs like Florida Hometown Heroes (when funding is available) or local housing grants that can save you thousands upfront.

4. Find the Ideal Property (Resale or New Construction)

We’ll schedule private tours for active listings and new construction developments across Orlando and surrounding communities. For new construction, I represent you—not the builder’s sales office. We’ll carefully review community association guidelines, HOA rules, and CDD fee structures so you know your true monthly investment.

5. Make a Data-Driven, Competitive Offer

Using a detailed Comparative Market Analysis (CMA), we’ll structure an offer based on accurate local market metrics. I will negotiate purchase price, seller concessions, repair credits, and contract timelines to secure the best possible terms for you.

6. Inspections, Insurance & Appraisal

Once under contract, we enter the inspection contingency period. In Florida, ordering specialized inspections early—such as a Wind Mitigation inspection (which can lower your premium) and, for older homes, a 4-Point inspection (often required by insurers)—is essential to securing your homeowners insurance. Simultaneously, your lender will order the property appraisal to confirm market value.

7. Smooth Closing & Key Hand-off

Prior to closing day, you’ll review your Closing Disclosure (CD) and perform a final walkthrough of the home to ensure condition compliance. Florida buyer closing costs typically range between 2% and 5% of the purchase price, and part of these expenses can often be offset through seller concessions negotiated during the offer stage.

8. Post-Closing Support: Homestead Exemption

After settling in, you’ll want to file for your Florida Homestead Exemption by March 1 of the following year. This exemption reduces your taxable property value and caps annual assessment increases under the Save Our Homes assessment cap. As part of my ongoing service, I’ll send you a reminder and step-by-step filing instructions when the time comes.
